Each property is unique as is every marketing plan. I always lay out an integrated marketing strategy that combines direct sales with outside media to attract qualified buyers to your property. I typically rotate media and content to ensure reach and frequency without the message becoming stale or overexposed. I will develop descriptive copy for each property and ensure that this ‘branded” copy is consistent through all marketing tools.
A real estate photographer is dispatched to take professional-quality photographs of your home. The photographer typically takes still, print and internet-quality photos as well as virtual, panoramic, tours.

When listing your property with the Brittany a professional web video will be taken on-site. Produced by my professional photographer, four 360, panoramic videos will be taken and posted on the web through numerous domestic and international websites.

Utilizing the latest technology, a dedicated and professional team of designers create high-quality, full-color brochures to market and advertise your property.  Brochures beautifully feature each home's interior and exterior and detail its' attributes.    Brochures are circulated through: viewings and sales appointments, direct mail to select Realtors, open houses to potential buyers and real estate professionals, direct mail campaigns to a selective database of local, national and international home buyers, targeted direct mail campaigns, brokers’ opens, e-mail blast campaigns to various target audiences.

Calculating a competitive price range becomes the highest priority when attracting agents and subsequently prospect buyers. When your property is priced accurately, it will attract serious buyers who can shop in the price range.  Oftentimes, buyers arrive pre-approved for financing in a specific price range. An unreasonable price will discourage serious buyers who have become familiar with the price range they're looking for. Pricing competitively is as important as pricing reasonably. Today's real estate market is very different then in the past.  Brittany Orr has proven to be one of today's most effective Realtors for selling condos and homes in Broward, Palm Beach and Dade County.

Like it or not, real estate market prices are down.  Buyers are hunting for deals on condos and homes around, and they tend to ignore properties that are listed at unrealistic prices.  However, it's not all doom-and-gloom.  Properties are, indeed, continuing to sell.  The condo building/neighborhood you live in and the type and condition of your home will play a big part in understanding if you need to price your property at a discount or at a higher-that-average price.  My first task with a sellers is to help them figure out a realistic selling price for their property, based on today's real estate market.
My Approach:  I prepare a comparative market analysis to each of my sellers.  I look at a number of factors that could support a quick sale and an optimal selling price.  I will help you find a target price that could result in a sale in 30-60 days, or if you have more time, a price that could result in a sale in 3-6 months.  This gives a seller two different selling strategies, each one meeting a different objective of the seller. 

Buyers today are hunting for bargains.  It doesn't matter whether or not they are buying a small studio apartment or a massive luxury house on the beach, buyers want a deal.  Many are convinced that real estate market prices SHOULD be discounted by as much as 50%, and that is how they approach many listed condos and homes in South Florida.  The market price is determined by how much other (recent) buyers have been willing to pay for similar properties.  I have certainly seen some prices go down, but have also seen others go up which is probably due to the low inventory on the market at the present time.  When I meet a buyer who is considering purchasing one of my sellers' properties, I work with them to help them understand the proper real estate market in South Florida varies from communities/buildings.  This normally means guiding them out of the "bargain mindset", and helping them understand the proper value of the properties that I am selling.
